A planning application seeking permission to convert a vacant shop in Rodway Road to a hot food takeaway has been withdrawn after the applicant failed to meet a deadline for providing technical information about a proposed new extraction flue.
The premises, at 106 Rodway Road, most recently housed a computer sales and repair business known as Rodway Computers (formerly AKW Computers) but that outfit moved out in February.
According to the planning application, submitted on behalf of a Mr Ozkaya who is said to operate an existing food outlet on Filton Avenue known as the Charcoal Grill, the new takeaway would have specialised in selling kebabs, burgers and pizzas between the trading hours of 11am to 11pm seven days a week.
One local resident had lodged an objection to the application, pointing out that there are already four food takeaways/restaurants in the same rank of shops. She wrote:
“We do not need another food outlet of any sort or almost half the shops in a rank of eleven would be takeaways!!”
Patchway Town Council also lodged an objection on the grounds that:
“… there are already too many hot food take-away shops in this area and this is reducing the variety of the retail provision in Rodway Road.”
The Town Council added that there are “two outlets selling kebabs within 100 metres of the site, one in Highwood Road and one on the A38.”
Records on the South Gloucestershire Council website show that the application was withdrawn on 24th August after a Council officer deemed it too late for the applicant’s agent to submit the specification of the extraction installation.
In an email to the planning officer in charge of the case, the agent wrote:
“You were also good enough to indicate that, had the information been provided to your satisfaction, you would have been in a position to approve the application.”
[Ed: This is a little presumptuous of the agent as the application would still be subject to being “called-in” by District Councillors, even if the officer were to recommend approval.]
